A 'Call for Sites' is not yet a granted planning application—it is a promoter's wish list. This means we can stop it now before it gets written into the local plan.
291.03 hectares (720 acres) of agricultural land around Ashley (12 adjoining sites) has been formally submitted into Cheshire East Council’s 'Call for Sites'. At standard suburban densities (30 to 40 dwellings per hectare), developing this total area could mean inserting between 8,700 and 11,640 houses into a small rural parish—completely overwriting the identity, landscape, and infrastructure of Ashley.


Cheshire East Council currently cannot demonstrate a mandatory Five-Year Housing Land Supply (5YHLS) following updated national targets. This triggers the 'tilted balance' under Paragraph 11 of the National Planning Policy Framework (NPPF).
Despite the council's 5YHLS deficit, national planning rules explicitly retain strong protections for Green Belt land, high-grade agricultural land (BMV), and statutory environmental designations. These safeguards provide robust grounds to exclude this 291.03-hectare submission (12 adjoining sites) from the Strategic Housing Land Availability Assessment (SHELAA).
